Should You Remodel, Upgrade, or Just Move? Let’s Talk About It!

Stuck at Home (Literally)? Remodeling Might Be the Answer—Or Not
You’re not alone. Many homeowners are feeling stuck these days. Maybe you refinanced during the golden era of low interest rates, and your mortgage payment now feels like a sweet, sweet bargain you’d hate to lose. Or maybe your family has outgrown the house, and the thought of squeezing one more holiday gathering into your cramped living room makes you want to scream.

So, what’s the plan? Remodel, upgrade, or move? Before you make any decisions (or start knocking down walls), let’s talk through it.
When Remodeling Seems Like the Answer
Adding a new bedroom? Finally building that home office or ADU (Accessory Dwelling Unit)? These can be great solutions—if they make sense for your long-term plans and your property’s value. But here’s the catch:
Zoning Changes: Dreaming of that ADU? Check your local zoning laws first. Trust me, nothing’s worse than sinking time an ...

2025 Housing Market Trends: What Rising Inventory and Expired Listings Tell Us

As 2025 begins, the housing market is showing signs of transition. Active listings hit their highest level since 2020 late last year, but a growing number of homes failed to sell, lingering on the market as expired or “stale” listings. These trends highlight deeper shifts in how the market is functioning—and they’re worth understanding whether you’re a buyer or a seller.

Rising Inventory, But Not Enough Movement
In November 2024, active listings were up 12.1% year over year, according to Redfin. On the surface, that sounds like good news for buyers. However, the data reveals that more than half of these homes remained on the market for at least 60 days without going under contract—the highest share for November since 2019.
So, why aren’t these homes selling?

Overpricing: Many sellers are setting prices too high, based on the market frenzy of past years rather than today’s cooling conditions.

Do You Know About Assumable Loans?

They Could Be the Sweetener You Need to Seal the Deal!
Imagine buying a home and not being stuck with today’s sky-high interest rates. Sounds dreamy, right? Welcome to the world of assumable loans, a secret weapon for both buyers and sellers in a challenging market. But what are they, and why should you care? Let’s dive in.
What Is an Assumable Loan?

Think of it as the ultimate hand-me-down, but instead of your cousin’s old sweater, you’re inheriting a mortgage with a better interest rate. Assumable loans let a buyer take over the seller’s existing mortgage, including that oh-so-attractive lower interest rate. FHA and VA loans are the most common types, but here’s the catch: not every loan is assumable, and the process can be a bit tricky without the right guidance.
Why Should Sellers Care?
Are you sitting on an FHA or VA loan with an enviably low interest rate? That’s not just a benefit for you—it’s a golden ticket for your ! ...

10 Signs Your Realtor is Smarter (and a Whole Lot Better) Than You Think

If I had a dollar for every time I’ve heard, “That’s not how it’s done in New Hampshire,” I’d have retired by now. Seriously, do we live in the Granite State or some real estate time warp where innovation never arrived? Just because something’s been “the New Hampshire way” forever doesn’t make it right—or effective.
But here’s the thing: you don’t need a realtor who just follows the crowd. You need one who leads, who questions, and who dares to innovate. You need someone who sends your offer straight to the seller via blockchain—not someone still handwriting it with a Bic pen.
So, how do you know if your realtor is the modern, tech-savvy genius you deserve? Let’s break it down:

1. They’re Obsessed with Learning
The best realtors never stop learning because the market—and the tools we use—are always changing. From IDX tech that delivers new listings to your phone before yos ...
